A valuation report is not a survey and you should not rely on the information alone - it isn't enough to give you a comprehensive indication of the condition of the property. You may not have any grounds for complaint if you rely on the valuation report alone and you later find a problem with the property's structure. You should therefore consider getting your own surveyor to undertake a Homebuyer Survey or Building Survey.
A building comprises many different materials, many of which are prone to decay over years. Some defects can materially affect the structural stability of the building. Most forms of construction require periodic maintenance to continue to perform satisfactorily.
If major problems are discovered you can reconsider your purchase or possibly re-negotiate the price.
If no defects are found you will have peace of mind for a modest outlay - remember, a property is probably the biggest purchase you will make in your entire life.
